FINALLY!!

WE ARE FINISHED!

It's hard to believe.

Yesterday the paint was touched up, this morning the apartment was cleaned and the washer and dryer were delivered and hooked up. The ad was posted on craigslist, and tomorrow we are having the open house! There is already a good amount of interest in the apartment so we are hoping for a solid turnout tomorrow.

Final Touches

Today the paint is being touched up and some final plumbing adjustments are being made. Tomorrow the apartment will be cleaned and the washer & dryer are being delivered. No pictures yet, but final pictures of the apartment will be posted tomorrow. Apartment should be for rent starting Friday night - Saturday Morning.

Final Inspection

We just passed the final inspection. No new pictures at this point. Now we just have a few touch ups left and we should have it on the market by Friday.

Bathroom is Complete

We just finished installing everything in the bathroom. We just got the final plumbing inspection signed off and on Tuesday the final inspection for everything will take place. Everything is pretty much finished other than some final touch up work. The next set of pictures should be the final and complete project. Hope to have it on the market in about a week.

FINALLY, The kitchen is moving in the right direction!

The cabinets have finally been adjusted and the countertops are complete. The paint got really screwed up in the process of the repair, as expected, so there are sticky notes showing where we need all of the paint touched up. But we are finally moving in the right direction again and all of the plumbing will be hooked up in 2 days.

Problems

We've run into some problems. When the plumbers were here to hook the appliances up we discovered that the space for the stove/range is too narrow, AND the upper cabinets and vent do not line up with the stove below! This is a huge problem, and we failed the plumbing inspection.

The design company is responsible for the problems so they sent someone out to rearrange the cabinets so they line up with the stove below. Now we are waiting for the counter tops to be fixed, they need to make the space larger for the range to fit, and also repair damage done to the backsplash when the upper cabinets were moved.

We have lost a week from this debacle and there has been lots of communication challenges when trying to get tradesmen to take responsibility for their mistakes.

On a positive note out carpenter is very close to finishing up all of the final touch details and they look great. We are hoping to be 'done' in 2 weeks

Curtains

The curtains are up. We went with a rod and curtain to keep things easy and simple.

Countertops

After a few issues the countertops are installed. As seen in one of the pictures, they templated it wrong (if templated is a word) and there was a gap. They went back and completely redid that piece of stone and now it is finished.

Electrical Final

No pictures for this post, but today the electrical passed final inspection. 2 more inspections left to go; plumbing and building final.

Counter-top template

The counter top people came out and took a template to manufacture the stone. Now there will be a 2 week down period where we wait for them to make the stone. No new updates expected for 2 weeks.

Appliances have arrived

They are not hooked up yet, but here is the oven and dishwasher.

Cabinets Complete

All of the cabinets have been installed. We had a little trouble figuring out some of the geometry, but in the end it all came together. The countertop will extend all the way into the window sill.

Kitchen Cabinet Progress

So we ran into a few issue with the cabinet design and had to return some of the cabinets and got to wait in a DMV style line at Ikea. Both of these are pictured below. At this point we are making some progress on the cabinets... but a few more struggles ahead.

New Carpet

The new carpet has just been installed.

Vinyl Floors

These are the new vinyl floors that were installed in the kitchen and utility room.

Bathroom Tile

Since this is an old apartment, the toilet and shower are separated, so it has 2 bath"rooms", but only one bathroom. We just finished the tile pattern for the rooms. The small room is where the tile will go (used to be an outhouse back in the day), and the larger room will have the shower and sink.

Light Fixtures

We just had the light fixtures installed. We tried to get lights that brought a lot of light, had a new look to them, but kept the style classic and within the era of the apartment. We looked at quite a few and we were worried that they might look a little "old lady", but I think they turned out to match everything well. These pictures are with the lights on, which made these pictures a little off, but we will try to take some with the lights off so the look comes through. We also installed the medallions above 3 of the lights.

Paint!

The apartment was painted last week. They are finishing up in the next few days and it's really starting to come together. We put up pendants in the ceiling to go with the light fixtures. It really gives a vintage look that we are going for. They are also in the process of painting the claw foot tub. The feet are going to be silver leafed.

Although it looks like things are almost done there's a lot to go. Bathroom tile starts next week. Then floors get installed, then cabinet installation and counter tops, plumbing final, and it just goes on and on. But for now at least it's starting to look pretty...
